Who can buy what

Swiss law (Lex Koller) decides by where you live and what you want, not by your nationality.

You live outside Switzerland

One holiday home per family, in your own name, in a listed tourist commune (Montreux, La Tour-de-Peilz, Veytaux, Villeneuve, the Vaud and Valais resorts), up to 200 m² of living area, for your own use. It may not be let all year round. Buying residential property as an investment or to rent out is not permitted.

You hold a B permit

If you genuinely live in Switzerland, you may buy your principal residence where you live. EU and EFTA citizens with a Swiss residence buy freely.

You hold a C permit or a Swiss passport

You buy freely, like any Swiss citizen.

  • Buying property never grants a residence permit or a visa.
  • The final decision belongs to the cantonal authority (Commission foncière), never to us.
  • Geneva offers no holiday-home route to non-residents; we propose the Riviera instead.
  • In Montreux only existing dwellings can be sold to non-residents as second homes (20% cap on second homes).
  • A tightening of the law is proposed; nothing is decided. Buying under today's rules is the more predictable path.

    Fill in the qualification form

    A few short questions about your situation and what you are looking for, one per screen. No documents, no passports. If your route is not open by law, the form tells you at once and explains what is possible.

    We study your request and talk

    Bassem reads every request himself and comes back to you within two working days, usually on WhatsApp. If the legal route is open and your request is serious, he sends you the link to pay and book.

    The search starts

    After payment: a 60-minute kick-off call, a written search brief, up to three proposed properties with our notes, and viewings organised with our licensed partner agency.

What you get

  • Follow-up on WhatsApp and e-mail until you decide, within 90 days of the call

What it does not include

Price negotiation; contracts and the notary; the Lex Koller application (handled by the agency and the notary); financing; legal, tax, immigration or investment advice; rentals. We never guarantee an authorisation, a mortgage, a price or a completed purchase.

The facts, stated plainly

  • Capital preservation in a currency that has out-appreciated every major currency for a century.
  • Structural scarcity: about 1,500 authorisations a year nationally, one property per family, listed communes only.
  • A summer base twenty minutes from Geneva airport, near the international schools, the clinics and the private banks.
  • Gross yields are 2–3% and a holiday home may not be let all year: this is not an investment product, and we do not sell it as one.

Frequent questions

Does buying give me residency?

No. Residence permits are a separate matter and property ownership plays no part in them.

Can I buy through a company or in a friend's name?

Not for a holiday home. Swiss law treats it as circumvention: the purchase is void, the property is sold by force and it is a criminal offence.

How long does it take?

Plan five to nine months from the start of the search to the keys: opening a Swiss bank account, the cantonal authorisation (six to twelve weeks) and the notarial process run in sequence.

What about financing?

Swiss banks typically finance 50–60% for non-residents. Plan 35–50% of the price in cash plus about 5% of purchase costs. We do not broker mortgages.

Do you work in Geneva?

Geneva has no holiday-home route for non-residents. We propose the Riviera, twenty minutes away.
